What can you do to speed up the process?
  1. Have your deposit, and mortgage in principle ready
  2. If it is a cash purchase, ensure your finances are in one place
  3. Pass our details onto the agent, and mortgage broker so that they know who we are when we contact them
  4. Return all customer care documents to us as quickly as possible, with your ID and your money on account, which is £300, so that we can immediately start applying for searches
  5. Return final signed contract to us, quickly
What steps do we take to assist you?
  1. Give you a breakdown of fees, and offer you initial advice
  2. On receiving your instructions, we will have an initial customer engagement pack to out to you.
  3. Advise you on the different types of ownership if you are purchasing with someone else 
  4. Receive and advise on contract documents
  5. Carry out searches (apply for further searches if required)
  6. Raise any necessary enquiries to the seller’s solicitors, so we know exactly what it is you are purchasing
  7. Give you advice on all documents and responses to enquiries that we receive from the seller’s solicitors 
  8. Advise you on the conditions of your mortgage
  9. Send final contracts to you for signature
  10. Exchange contracts and notify you that this has happened
  11. Agree a completion date (date from which you own the property)
  12. Draft Transfer
  13. Arrange for all completion monies to be sent us
  14. Complete purchase
What happens after you complete on your purchase?

There are a few other items we deal with on your behalf. These are called Post Completion tasks and include:

  1. Deal with payment of Stamp Duty/Land Tax
  2. Deal with application for registration at Land Registry
  3. Dealing with companies’ house notifications if you are buying in the name of a company

The Key Stages Of Buying And Selling

Can you state and detail all the different key stages of the conveyancing purchase process?
The first stage of the conveyancing process is for you to complete our customer engagement pack. Completing this early will help speed along the conveyancing process.

The second stage is for you to make a formal application to your mortgage lender (if applicable) and arrange for the proposed purchase property to be valued by a local surveyor.

The third stage is reviewing the draft contract pack from the seller’s solicitors. We will check the legal title of the property and apply for searches. This is the longest part of the process, as the searches can take up to 6 weeks to be returned. Once we have reviewed the draft contract pack, we will raise any further enquiries with the seller’s solicitors.

The fourth stage (if applicable) is to explain the mortgage offer to you and send you the mortgage deed to sign in front of a witness.

The fifth stage is to review your search results and replies to the enquiries we have raised. We will provide you with a full report; it is important that you read and understand this. We will also ask you to sign the contract and pay a deposit. We will agree on a completion date with all parties within the chain.

The sixth stage is where we make things legal. We will exchange contracts with the other side’s solicitors so that the sale price and the completion dates are fixed. You should put your building’s insurance on a cover from the exchange of contracts as this is when the property legally becomes your responsibility.

The sixth stage is where we prepare for completions. We will pass on the deposit to the seller’s solicitor and apply for the mortgage funds. We’ll also prepare a completion statement and request the balance of funds from you to complete.

The seventh stage is where we ensure the seller has signed the transfer deed and is ready to complete.

The final stage, the stage which we have all been waiting for, completion.
We will send the completion money to the seller’s solicitor. Once we have received confirmation, you will be able to collect your keys from the estate agents.

After completion we will deal with all the post-completion formalities at the Land Registry, ensuring that you are registered as the new owner of the property at the Land Registry.

The second stage is for us to obtain the title deeds or official copies of the title register and any other documents required by the Land Registry, and obtain details of the amount outstanding on any existing mortgage.

The third stage is for us to prepare the draft contract and supporting contract documentation and send these to the buyer’s solicitor.

The fourth stage is for us to reply to any enquiries the buyer’s solicitors raises.

The fifth stage is where we make things legal. We will exchange contracts with the other side’s solicitors so that the sale price and completion dates are fixed.

The sixth stage is where we will check the transfer feed and sign ready for completion.

The seventh stage is where we request completion monies from the buyer’s solicitors, on receipt of funds, we will redeem any remaining mortgage funds, send you the remaining balance and advise the estate agents that they can release the keys to the buyer.
